The drawing room
The full width first floor room at the front, kept as one space and bookable by residents for the evening.

COMPLETED 2024 · EDINBURGH
Nine apartments inside a listed terrace on Ann Street, with a drawing room, a study floor and a screening room kept back for residents.

Ann Street was laid out in 1817 and the terrace is listed category A, so the fabric decides what is possible rather than the other way round.
We took the house back to structure, repaired the sash windows instead of replacing them, ran the cornices from surviving lengths, and buried the services behind new lining so nothing original had to be cut.
The plan follows the original room sizes rather than fighting them, so the apartments differ in shape and in outlook. Four face the front garden and the street, five face the long walled garden behind.
They run from 780 to 2,400 square feet. Each has its own store in the vaults and a share of the garden.

Six desks, a meeting table and a printer on the half landing, for the days the kitchen table will not do.

Twelve seats in the old coach house at the foot of the garden, with the projector already in the ceiling.
A short list, every item of which somebody actually uses.
Ann Street rarely comes up, and it has never come up nine times at once. Every apartment went before the scaffold came down.

Ann Street is the one Georgian street in Edinburgh with front gardens, which is why it prices above the rest of the New Town and always has.
