The lane through Hoboken House at Kampen

COMPLETED 2022 · SYLT

Thatch, dune grass and a lane nobody drives down.

Four reed thatched houses on Hobookenweg in Kampen, built to the island's own rules and handed over in 2022.

A Hoboken house from the garden side under thatch

Sylt decides what you may build. That is the point.

Kampen allows reed thatch, low eaves, brick in one colour and very little else, which is why the village still looks like itself.

We treated those rules as the brief rather than the obstacle. The four houses are hard to tell from their neighbours until you are inside one.

All four sold off plan.

Kampen has roughly four hundred houses and almost no turnover. All four went before the thatchers finished the second roof.

Handed over

Reed over oak, brick below, nothing on show.

Norfolk and Baltic reed on oak, laid by thatchers who work the island every season, over a fully insulated deck. Brick in the one colour Kampen permits.

The houses run from 2,100 to 3,300 square feet. The roofs come down to first floor level on the weather side, which is what the wind here requires.

Kampen, on the quiet side of the island.

Hobookenweg runs between the village and the dunes, which puts the Rotes Kliff ten minutes away on foot and the traffic out of earshot.

  • Rotes Kliff and the beach ten minutes on foot
  • Kampen village, Strönwai and the restaurants within half a mile
  • List and the northern dunes fifteen minutes by road
  • Westerland station and the car train in twenty
  • Sylt Airport in about fifteen minutes

Sylt was the first site Luxe Housing bought outside the United Kingdom and Ireland, and it set the rule we have applied since: build what the place already is.

Ask about resales.

We are told first when a Hoboken house comes back to the market, which is roughly once every other year.
