UNDER CONSTRUCTION · MUNICH
Möhlstrasse, behind the chestnuts.
Eleven apartments in a single new villa, held back from the road by the chestnut trees that gave the street its character in the first place.

One villa, in a street of villas.
Möhlstrasse is a street of detached villas on deep plots, most built between 1900 and 1930 and most still in single or family ownership.
The plot came forward after eighty years with one house on it. We replaced the house rather than the plot, and kept the chestnut avenue, the gate piers and the garden wall.
Stone base, rendered above, copper on top.
Jura limestone to the base and the entrance, lime render above it, and a standing seam copper roof that will turn green on the same schedule as the neighbours.
Eleven apartments from 1,100 to 3,600 square feet, each with a loggia or terrace facing the garden rather than the street.

Inside the building
Specified to the standard Bogenhausen buyers already expect, then checked against it twice.
In every apartment
Held in common
The garden side.
The street elevation is deliberately quiet. The building does its work at the back, where the garden runs the full depth of the plot.
Bogenhausen, across the Isar.
Möhlstrasse sits between the Englischer Garten and Prinzregentenstrasse, close enough to walk into town and far enough that nobody does it twice a day.
- Englischer Garten across Prinzregentenstrasse
- Herkomerplatz on the U4, five minutes on foot
- Arabellapark shops and clinics within a mile
- Marienplatz in about ten minutes by underground
- Munich Airport in forty minutes on the S8
Möhlstrasse, Bogenhausen, Munich
Open in Google MapsMöhl is the second building Luxe Housing has delivered in Germany and the first in Munich, taken on because the plot met the only test we apply abroad: a street that cannot be added to.
Four apartments remain.
